Fully integrated Brisbane retirement community

Opus’ complex design for the village retirement facility at Yeronga included an underground carpark and leisure areas.

This multi-story apartment building at Yeronga in Brisbane is made up of 310 units on a 2.7 ha site to be developed over four stages. With a total floor area of 31,000 square metres, the Village will be a fully integrated retirement community, including a heated pool, cinema, restaurant and other recreational facilities.

The horizontal structural design presented many complex planning and coordination challenges our plans covered everything from a basement carpark to community facilities.

The Village Retirement Group required a high quality building with low ongoing maintenance that led to us recommend load bearing precast panels for the façade and post-tensioned transfer floors to minimise the overall structural depth.

We used Revit software for building information modelling to streamline the coordination between disciplines through 3D clash detection. Revit helped us identify potential conflicts between services at the early stages of design.

We’ve been involved at all stages of this development and our extensive experience with the site and project team has meant efficiencies that are now saving our client time and money.
